The 5 steps approach
Step 1: Establish your profile and property criteria
We dedicate time in developing your property criteria and formulate a plan tailored to your circumstance. This step includes selecting particular regions or suburbs, listing out your requirements, budget and timeframe.
We would never present you a property that we would not purchase ourselves. If we sense something that is not right about a property, I will let you know upfront, even if we thought it was the ‘perfect one’. Our service offers shortlisting properties of which maximising capital growth and rental return based on your situation.
Step 2: Property inspections and analysis
We carry out our inspections on a weekly basis with the properties that we have shortlisted. You will be receiving an assessment report from the physical inspection that was carried out. This report consists of the property’s internal and external aspects, as well as the immediate neighborhood.
There could be more than one property matching your criteria presenting to you at any one time. Typically, we will present you up to three properties per week until as part of the property hunting service that we offer.
Step 3: Negotiation or bidding at auction
Once you have chosen the property that you would like to proceed of purchasing, we will provide you a plan to the method of sale. If it is going to be a private treaty approach, we will undertake the negotiation work for you obtaining the property at the right price. For the instance where an auction is required, we will bid on your behalf and you will not need to be stressed and taking emotions out of process. Be mindful that we would set a walk-away figure avoiding overpaying the property.
Step 4: Contract management
As a buyer's agent, my commitment extends beyond just property selection. I understand that effective contract management is crucial. Whether you already have your solicitor or conveyancer, we can liaise with them to ensure a smooth and worry-free purchase process. For those seeking convenience and peace of mind, we can source a reliable property solicitor or conveyancer to act on your behalf. Our goal is to provide comprehensive support at every step, ensuring a secure and successful property acquisition experience.

Step 5: Settlement and Post-settlement support
As a dedicated buyer's agent, my services encompass the entire property acquisition journey, from thorough due diligence to seamless settlement. However, I don't stop there. I'm committed to your long-term success, offering valuable post-settlement support, including expert property management guidance, portfolio reviews, and strategic future planning. When you engage with our buyers agency service, we are only paid by you and no one else. To ensure our independence, we do not accept any commissions from sellers or other service providers. All recommendations we make for third-party service providers to our clients are made solely in their best interest.

How much does it cost?
Upfront non-refundable retainer/ engagement fee of AUD $5,500 (inclusive of GST) is required upon agency agreement is signed. The remaining balance of the agreed success fee is payable once the contract of sale is at the unconditional stage.
